Foreclosures Information

A foreclosure is a public auction of real property held for the purpose paying off existing debt against the property. Most sales are held at the county court house in the county the property resides.

You can purchase the property at the sale if you are the highest bidder. Be aware that in the event that you purchase a property at the sale, you will be required to pay for it with certified funds generally by the close of business that day. Some special masters will give you twenty fours hours. Others may require that you pay for it immediately following the auction.

We provide information on up coming foreclosure sales up to four weeks prior to the scheduled sale date.

This is an excellent source for purchasing property at lower than retail value.

Data provided includes:

Case number - This is the civil case file number. It is helpful if you ever need to pull the file at the clerk’s office or lookup the file.

Sale date and time - The date and the time the foreclosure sale is to take place.

Current judgment amount - The current balance of the “judgment” to be foreclosed. In addition to the principal balance due, this can include interest, late fees, attorney fees, court costs and any other advances the lender has made during the foreclosure process. This amount may or may not reflect the banks opening bid at the foreclosure auction.

Lender - The name of the bank or entity foreclosing the property.

Name of debtor - The name(s) of the individuals or entities being foreclosed.

Property address - The address of the property being foreclosed.

Estimated property value and gross equity - Our estimate of the property value and the gross equity in the property (if any). Just because a property is being foreclosed does not mean it’s a deal.

Secondary lien holder information (if any) - Any party other than the debtor that may be named in the foreclosure action will be named here.

Assessed value - The value the county of Bernalillo has place on the property for tax purposes.

Property taxes due - Amount of property taxes due on the property (if any). Property taxes are not subject to removal by the foreclosure. If there are any property taxes due they will have to be paid in addition to the judgment amount.

Special master information - The special master is the auctioneer that holds the foreclosure sale at the courthouse steps.

Foreclosing law firm information - Information on the law firm that is representing the lender in the foreclosure suit.

Source and date of publication - The name of the paper that published that foreclosure sale and the date it was published on.
